How can I view the property?

The best option is of course to arrange a viewing trip where you come and see the property in person, but it is also possible to arrange a virtual viewing on most properties. A virtual viewing can be a good option before you decide if it is it worth coming to Bulgaria to view the property. (For virtual viewings outside Varna, municipally we charge a small fee for virtual viewings)

How is the buying process ?

In short, you may pay an initial deposit of 2000 Euro to reserve a property and get it taken of the market. Next step is that we make a preliminary contract that is signed by the seller and you. When this contract is signed, you pay 10 % of the property value in deposit (your initial deposit is deducted in this payment). After the signing of the preliminary contract, prepare all documents for the official transfer of the property. When this is done, the final contract is signed in front of Notary (Read more about the buying process here)

What other additional costs are there ?

You need to pay a property transfer tax on 2-3 % of the property value and Notary fee.

Additionally, in some cases, you need to pay a broker commission of 3 %.

The reason we charge broker commission in some cases and not in others is that for properties where we do not have an exclusive agreement with the seller other brokers do not include buyer commission in their advertised prices and our experience has shown that many buyers think we have higher prices if we include the commission in our price. As a principle we prefer to be transparent and advertise final prices, so for houses where we have exclusive agreement, we advertise the final price.

It is clearly stated in our advertisements if there is a broker commission or not

Can you assist me in organize a viewing trip ?

Yes, we would love to help you with accommodation, car rental and airport transfer by recommending or facilitating contact to reasonable prices from local service providers.  In case you do not have a care, we can pick you up at your hotel and bring you to view the properties (this is of course free of charge)

Do you only offer the properties listed on your web page?

We can offer all the properties listed on our webpage but we also have a solid network to owners who do not advertise their properties on our page. Thus in case you are interested in a location or a type of vacation home that is not listed, please let us know and it is likely we can help you

Do you offer the best prices ?

Yes, and for houses where we do not have exclusive agreement with the seller, we offer a price guaranty to sell at same price if you find the property advertised cheaper elsewhere

How to get started ?

As a first step, we will as a first step, we conduct a careful inspection of your property and the local area, where after we will suggest a realistic evaluation of the value of the property. The next step is to make an action plan for how we can sell your property, and we will assess the legal aspects of the sale.

Is there a commission / fee to pay to work with you?

Yes, we charge a commission for selling your house. What we do as the base is to decide with you how much you will get net (in your pocket) for the property. After that, we put our margin on the top. (This margin will vary depending on the individual property). If the house is not sold, you do not pay anything, and there are no additional costs for you to advertising etc. The commission will be charged after the preliminary contract has been signed

How do I get paid ?

All transfer of money is made to your bank account according to BNB’s official exchange rate. The buyer pays for the transfer. 10 % is paid when the preliminary contract is signed and the remaining 90 % on the day when the final contract is signed

Are there any benefits by signing an exclusive sales agreement? ?

Yes, there are many benefits

Some of them are. 1) That we work with a network of local and international collaborate, which means that your property will be advertised through several channels (just like if it was advertised of several independent brokers). The difference by working with us on an exclusive basis is that you have one touch point and we are able to organize a promotion mix that optimizes the chances for getting your property sold.

2) We do all the document verification and provide legal assistance free. (This is something that can save you from 500 – 2000 Euros compared with getting the house sold through other brokers)

3) you gets a genuine working relationship with us, we will dedicate a maximum of resources to work on your behalf.

4) We will work out an advertising and marketing strategy for your specific property as it takes planning and a wholehearted effort to sell your home in a market among tens of thousands of other homes.

Are there any extra cost for me selling my property ?

The buyer pays all the fees to selling the property (such as Notary cost and taxes); you need to get a power of power of authority and a few other documents verified on the Bulgarian embassy in your home country unless you come to Bulgaria yourself, the embassy charge a fee for that.

Additional we charge 300 Euro for legal assistance and verifying documents in Bulgaria (often Brokers or legal assistance companies charge 1000 -2000 Euro for such services. In case you sign an exclusive agreement with us, we conduct those services free)

Yes, we make a sales contract that describes the rights and obligations of both parties-both yours and those of us. All actions, economic matters and deadlines are specified in details. This ensures that we avoid misunderstandings and it is your guaranty that the sale becomes a hassle-free process
