Buying Properties in BG

If you are interested in viewing a property (Properties), we can organize your entire visit, from the moment you arrive in Bulgaria until the moment you leave the country. All you need to do is book your flights, and then tell us what you want to do and we will organize everything else for you. It is also possible to arrange a virtual viewing (we charge a fee of € for that).

Viewing trip

Then choose the date of your viewing trip to Bulgaria so you can see the properties you chose. We are always ready to help you organize your trip to Bulgaria.  In Bulgaria you will be met by one of our colleagues who will organize your trip to the properties you wish to view, will answer all your questions and will help you choose.

The purchase process

After you have viewed the property and made your choice the purchase process starts. It consists of the following steps:

  1. Reserving the property and paying deposit

The chosen property needs to be reserved and taken off the market. After the property is selected, the buyer has to pay a deposit usually at 10 % of the value of the property. Only after that will the property be marked as reserved and no longer available for sale.

  1. Making a preliminary purchase agreement

After paying the deposit, we make a preliminary purchase agreement. The agreement outlines the basic conditions, which later will be copied to the Title Deed. The conditions include a description of the property, the price, conditions and terms of payment.

  1. Preparing the Title Deed

After signing the preliminary purchase agreement, we start to prepare the Title Deed, which is considered the legal document certifying the ownership of the property.  The preparation also includes checking that there is no debt in the property and ensure all legal formalities are in order.  (This process usually tales 15-30 days)

  1. Transferring ownership

The Title Deed is signed by the local notary in the presence of the buyer and the seller (or a person holding a power of attorney (POA) for any of the parties).  The notary certifies the Title Deed and registers it with the Registry Agency.

There is a tax to the state at 2 – 3.5 % of the purchase price (depending on the location), that need to be paid for transferring ownership. At the time of the signing of the Title Deed the remaining amount for the property is paid via bank transfer.

  1. After transferring the ownership

The property owner will receive a card with a unique BULSTAT number (ID number) under which all issues related to the property will be accounted. Within a two-week period, our lawyers will also register the property and its owner (the company) in the tax office.


Other information

Annual tax on the property

After buying, a property in Bulgaria its owner must start paying annual property taxes. There are usually two property taxes to be paid: property tax and garbage collection, which are paid at the local municipality.

Other costs

If the bought a property is in a gated complex the owner will usually also have to pay fees for security, maintenance, management, etc.

Renting the property out

Foreign property owners can also rent out their properties. Rental returns usually amount to 2-5% per annum. We can help you rent your property.
